Fall Slow Down-No Way

2020 has been a crazy year; we have all been on a rollercoaster of emotions. These have included confusion, fear, and uncertainty. When the COVID-19 started, the sale of houses was negatively impacted. However, it did not take long for the market to gain momentum. With the cleaning protocols, online signatures, low mortgage rates and increased use of virtual tours, the market has taken off. Is this the Right Time to Sell?

When we used to have “normal” years, the Fall was an excellent time to sell your home. Typically, only serious buyers would be looking for a new home. The people who had looked all summer wanted to purchase before the colder weather arrived. While the demand for homes has continued to grow, we do not anticipate any slow down in the Fall. 

Preparing your Home for Sale

Always look at your home with the eyes of a prospective buyer. Be critical, and take steps to have your home ready to sell. Your Real Estate Agent will be a great help in deciding what will have the most significant impact on the buyers. 

Curb Appeal

Start with the outside, curb appeal is critical. If a buyer is serious, they will drive by your house and check it and the neighbourhood out. They will do this before contacting the Agent so everything must be ready before the listing goes active. At this stage it is recommended that you get a home inspection, Always use a Registered Home Inspector who is a member of the Ontario Association of Home Inspections. With their report, you can make any necessary repairs, and this will speed up the selling process.

Make sure that the outside of the house is clean and organized, put away all the kid’s toys, bikes etc. Make sure the garage is neat and orderly. If several cars are parked in the driveway, ask the neighbours if you can park them in their driveways. The house will look the best with no vehicles in the driveway. Cut the grass and make sure the flowers are neat and look their best. Trim the scrubs, hedge, and trees. Touch up areas of peeling paint, such as windows, doors, fence, or deck.  Have the pictures of your home taken as soon as possible.  Your home will look better in the summer than in the Fall.

Inside the House

Inside the house, you should take on simple tasks like touching up paint. Major renovations are not recommended as the cost and time to make the renovations may not be worth the investment. This is even more important this year when houses are selling very quickly. Your Agent is the best person to check with before taking on any major renovations.
